Project Background:

This 1,100 square foot apartment on the Upper East side of Manhattan was nearly 100 years old and mostly original. The kitchen was enclosed as a separate room and was renovated slightly in the early 90's. With outdated cabinets and an inefficient layout, a major renovation was necessary. The rest of the apartment lacked storage and the bathroom was completely original and still had the 1930's fixtures and tiles.

Strategies and Results:

To provide a larger open feel to the space, the wall dividing the kitchen and dining was demolished and an island installed to create the separation. A separate home office and laundry area were disguised behind sliding doors in the kitchen concealing these areas when entertaining. A closet at the entry and one in each bedroom were constructed with custom closet shelving for added storage and the bathroom was completely refurbished with new marble floor and wall tiles and new fixtures reminiscent to the art deco period.

For interest, the existing door frames were stripped down to their original raw steel finish and new closet sliding doors, radiator covers, ceiling moldings and lighting tied the design together. A completely new bathroom was designed including carrera marble counter, walls and mosaic floor true to the Art Deco style of the building but bringing it up to the 21st century that included radiant heated floors.

The Clients now have a space they are proud to call home and receive many compliments on the design and workmanship.

Manhattan Apartment - Plan
The wood flooring was salvagable but most of the other fixtures and finishes
were dated and in need of replacement.

Bedroom with custom radiator cover and closet doors.

A completely new bathroom was designesd including
carrera marble counter, walls and mosaic floor true to the Art Deco style of the building.

The existing kitchen was opened up with the living and dining spaces and includes new top-of-the-line appliances and marble counters.
The microwave is concealed in the lower cabinets of the island and the recess behind the fridge area allowed a full size fridge to be installed flush.
Testimonial:

"...The design process was conducted professionally and efficiently. We wanted to maintain the original pre-war design of our apartment while incorporating modern amenities. We needed to transform an outdated space to make it livable and practical for our lifestyle. Philip was creative and responsive to our needs, helping us create a wonderful apartment with a significant amount of storage and living space. We now have a beautiful home that we truly love and are very comfortable living in."
